We were in town for a spring training game and decided to stop here for breakfast. We had about a 30 minute wait which was no problem at all. It was a beautiful day to wait outside. We sat and ordered quickly. We ordered the fat cat breakfast which was 2 eggs, 2 bacons, 2 sausage, ham, hash browns, grits, toast, a pancake and a french toast for $12. An insane amount of food that came out very fast and cooked to perfection! We shared it and still had leftovers. Waitress was great as well. All the staff was working very hard and efficiently. To the lady on 3/24 who sat outside with the jean jacket and long blond hair and LV bag, if you're reading this, shame on you for treating the servers like garbage. It was quite busy as we could all see and everyone was being nice and patient but you. News flash, you're not special.

Food arrived cold! Eggs were overcooked and cold; pancakes also arrived cold. Not enjoyable at all. However, one saving grace, the waitress was pleasant. I would give them another try because the quantity is plenty for two people, especially if you're not a big eater. Hubby and I often share our meals, and this breakfast being one of them. Just a few minutes from our airbn&b/vrbo vacation lodging in Winfree Ave. in Lakeland, FL!Parking: Since the restaurant gets quite busy, their parking lot will fill up fast, then you'll have to look for onstreet parking in the surrounding neighborhood, which appears safe!

Great food and service. The value was tremendous and I was shocked at reasonable prices for a LoT of quality food. Diner atmosphere that is small and loud but that is to be expected. I would go back for sure.

Cozy Oaks has a small town vibe. The staff is really nice and friendly and it really does feel cozy. They have a great variety of menu items that are cooked there. I'd say it's a little similar to IHOP but a lot more friendly!

The food is absolutely amazing for the price you pay. Well worth the money you spend here. The waitresses stay on top of your table and make sure you have everything you need. Hands down one of the best spots in the Lakeland Area for yourself or the family!! A+
