Decided to come here on a Tuesday evening after reading the raving reviews when my favourite pho place was closed. Unfortunately it did not live up to the star ratings here.I love my pho and have it at least once every week and to me, the broth is very important in a good bowl of pho. The broth here was just alright. Not the worst but definitely far away from the best for me as it was a little heavy and oily and all I could taste was the spices. The noodles were also a tad over cooked in my bowl. I always like to add jalapeños or red chili’s instead of the hoisin and sriracha so I could get the spiciness without changing the flavour of my broth because again, the broth is the most important in good pho but sadly, they did not have neither.Besides the pho, we ordered a banh mi and an order of spring rolls and both were also just alright. There was no wow factor at all. If anything, the spring rolls were smaller than most places.Really had high hopes for this place as it’s quite close to me but sadly this first experience has left me very disappointed.

Came for lunch and had a good meal. The food was tasty and had huge portions. Their covid set up was a little confusing but the staff were friendly.I had Bún bò Huế and it hit the spot. The ratio of meat to noodles and soup was skewed towards noodles and soup. There was so much. They didn't give out basil which may be a covid thing but I wished they would mention it was an option to ask for.

This place is awesome! So smart for them to have vietnamese food and burgers available on their menu. It's great for me and my family, when there are family members with different tastes. Tried the bun bo hue and deluxe burger from here and it did not disappoint. The food is delicious with a homemade feel to it. So such a great gem this place is.

Lemongrass Chicken on Vermicelli was cooked to perfection. Top it up with some spring rolls for good measure. The restaurant may not look like much but it's the food that counts. Nonetheless, it's a quiet, clean restaurant that'll fill your stomach with healthy portions. Guaranteed to come back, as I find it hard to get GOOD Vietnamese in the lower mainland.

Best Vietnamese restaurant in the Edmonds/South Burnaby Area. Who wouldn’t love having Bun Bo Hue with a Cheeseburger?Definitely a hidden gem here.The Bun Bo Hue has an authentic broth that is made separately from the beef pho broth which is a big YES. And then the western style Mushroom Cheeseburger, it was better than the Whitespot Monty Burger and for a much cheaper!AMAZING! Big thanks to the staff working that day as we felt humbled to dine in and enjoy the great food they prepared for us.We’ll be back really soon ?✌️??

WOW!! This place is a hidden gem! Just off a busy intersection in Burnaby, it looks like nothing special from the outside, don't let the small sign fool you! As soon as you walk in you know this small family run restaurant is focused on making authentic "home made" food.The space is very well laid out, not fancy but comfortable, bright and homey. The staff is friendly and efficient making sure you are comfortable and have everything you need.The food, oh my good god the food!!! First of all make sure you don't eat from the day before because you will need the room, the portions are huge (for me)!We had the spring rolls, Vietnamese Grilled Beef sub, Grilled Chicken sub and one of their specialties, Spicy Beef Rice Noodle soup, and everything was perfect!The spring rolls were flavourful, perfectly crispy and has lots of filling (unlike some places where you get more rice paper than filling), they were served with fish sauce for dipping.The beef and chicken subs were full of fresh vegetables well balanced for flavour, colour and texture and the meat was juicy and tender seasoned to perfection, like it was freshly made, because it was made to order!!Now for the soup! You have probably already had Vietnamese soup, that's why you are looking at this place, but you have not had anything like this before! To begin with, they use a recipe that has been in the family for generations, creating this beautiful soup's amazing depth of flavour and colour. The spice level is decent, it will warm you up, but not so much that you can't taste the spices, it's perfect! The noodles are a thick, slippery rice noodle that accompanies the broth perfectly and the beef is a melt-in-your-mouth rare beef that brings the entire soup together to make this a delightful eating experience!

Super friendly service, delicious food, and reasonable prices. This place was a pleasure to visit, and the owner of the restaurant was very accommodating and pleasant to talk to. I did get the bun cha gio nem nuong, which was so good, I inhaled all of it before I even touched my water. Highly recommended.

Another reviewer wrote "jack of all trades but master of none". I'd defo agree. We order here once or twice a month. Typically, we get banh mi and burgers. We've tried their pho, rolls and grilled meat/vermicelli combos. I'm not an aficionado but would not recommend the specialty items. I've seen lots of regulars who order their Vietnamese dishes and they are thrilled. Kim Anh Restaurant is open reasonable hours. Prices have gone up but still okay. The staff are absolutely lovely. Plus, we get to support a local business. So yes, you should go if you feel like a burger or banh mi. Manage your expectations and you'll be fine.

A hole in the wall restaurant but nothing surprising. Walked by the other day and decided to come in to give this phö place on Edmonds a try. It was nothing but ordinary. The broth could use more flavours and I only found 2 or 3 pieces of beef in my bowl. The noodles were also a bit overdone, as it split when I picked it up with my chopsticks. The service was friendly and inviting. The price was generally fair. However, given the many other options near, I think this will be a pass for me.
