Open 5 to 10 dailyOutdoor seatings only We got the special and it was pretty good. Upgrade the soup base for $4. Worth it. I tried the tomato soup base and it has some salmon, a shrimp, and mussel added in. Very flavorful. The crab soup base was spicy and added additional 1/2 crab. Service good. Outdoor seatings ok on a cool night. Very decent Shabu for this price. We will come back!

This review is strictly for the $12.99 Shabu deal and the atmosphere. While it is a great and enticing way to lure customers into an inexpensive option for hot pot the portion size is very small and need add-ons for one to become full. I am very unhappy with the outdoor seating. Came here on a Sunday evening and was overwhelmed by mosquitoes. On top of that they dim the lights for whatever reason and was hard to see if the meat was cooked. The actual restaurant was used entirely for kitchen. Restrooms were nowhere to be found. I’d still come back for their cheap shabu options but beware that deal is good for a light snack and not intended to keep you satisfied for long.

This place used to be good, but no longer. Indeed, it is a terrible place now. I have been a regular for years (before the name change and ownership transfer, which was way before the pandemic), it is unimaginable that I'd be giving it a 1-star rating. As the other recent 1-star ratings mentioned, service of this place is laughable. At best laughable. This new group of servers are simply clueless. You'd be seated and left unacknowledged for 20, 30 or even 40 minutes. There is no urgency to serve their customers. Orders would get mixed up if you are lucky enough to get your order taken. Requests (condiments, stove running out of gas...) would either be ignored or forgotten. And today, the last straw was finally broken. Once again, we were left there with zero acknowledgement for a long time. Hungry and frustrated. And the worst thing was they didn't even care seeing us walked out of the tent. Or did they even know we were there?Anyways. Price of food ain't cheap at this place. However, the quality is not sustained. Portion also shrunk. We accepted and tolerated all that but today we finally had enough.

Used to be a crowded restaurant. 3 waiters wording right now. At least one of them is a new trainee that doesn't know what's going on. No problem for new staff, which I understand he's learning. The sweet shrimp sushi was worse than mediocre. The popular Kokumi tofu was missing. I'm not sure if they have a new owner or not, but this place is going downhill for sure.

Great shabu place with a delicious variety of broths and appetizers. Their marinade in their Kokumi meat platter is really unique and a must try. Their Goma sauce is also one of the best I’ve had. This restaurant is all outdoor underneath a tent so the ambiance isn’t that of a fancy restaurant or date night place but it is a good casual dining place and they do keep it comfortable with heaters.

Love eating hotpot in this outdoors tent, they put up lots of lights and decor so it's cute and reminds me of Asia.There's a really good selection of different meats and cuts. My favorite is the beef toro. Their seared beef sushi is also pretty good. The line can get long, but they do move through it fast. Great service every time & they play really good mixes here, great vibes every time!

Came here with my boyfriend on a really chilly day. The restaurant is an outside experience-- which I lowkey have mixed feelings about! I love hotpot on cold days, so I do wish it was inside. The service is pretty good, with food coming out relatively fast and even the chef-- or perhaps manager I believe-- coming out to check up on us. In terms of food now, I ordered the Wagyu Toro with fire crab soup while my boyfriend ordered the marbled prime? with tonkotsu soup. The meat quality for both was absolutely amazing and superb. The soup was good for tonkotsu, but I wasnt a particular fan of the fire crab-- that's just a personal preference though. Both soups were nice and rich, while the fire crab had a hint of sweetness. The vegetables came with glass noodles and ramen, a bit different from Mokkoji (as I'm seeing a lot of reviews comparing this place to Mokkoji?). Soups do also taste a bit lighter than Mokkoji imo. Still, I believe these places are different and hence I hope to stray away from trying to absolutely compare this place to other hot pot places. They also have fire drops! Now the reason why I would want to give this place 4 stars rather than 5, is the fact that it is a bit pricey for what it is (though I wish I could give it a 4.5 stars). Vegetables are not a free refill and meats are a bit pricey. Still, the meat quality is amazing and this place is definitely a must try for anyone in the area. Furthermore, I do wish they had an indoors section because it can get cold. Other than that, I would love to come again!

Interesting.. this place went downhill in my opinion, or maybe I just got a bad batch? The last time I ate here was when this place was Mokoji, menus are still the same. Sukiyaki broth is my favorite, 10/10 sweet and tasty.Went for the steak serving of meat (it was A LOT) and couldn't finish it, I only ate half (can definitely share) it was also super tough to chew even by cooking it medium. The veggies were not fresh and they were dirty. Veggies came with ramen noodles and vermicelli. Had recently eaten Mokoji in Riverside and it was delicious. But this time here just didn't hit the spot.The chicken wings were FIRE. Super crunchy and flavorful.Service was good, everything is outdoors with heaters. This location is definitely overpriced though.

Lots of food for a basic one item protein hotpot. I've been wanting to try this place forever and finally had a chance to. Located inside the plaza shared with Pavilions, AU79, and Burlington, this restaurant has a setup inside a giant tent in the parking lot itself.I ordered the wagyu beef with tonkatsu broth. It comes with a bowl of rice, assorted vegetables, ramen, goma sauce and ponzu sauce. Everything was delicious and my tummy was happy.

A spontaneous dinner at Kokumi after our previous dinner reservation had to be cancelled. All seating is outside under a large tented area and they have heat lamps to keep you warm. But with the recent rainy that day (and continuing that night), our seats were a bit damp and uncomfortable. Still, I really enjoyed our Al Fresco Hotpot dinner with the rain pattering outside, it was such a wholesome experience for me. Not the mention the meat, broth and food was delicious! I got the spicy crab broth that comes with actual crab. The flavor of the broth is on the sweet/spicy side. For my meat, I chose the wagyu beef and it was so tender, as long as you don't overlook the meat. Each order came with a bowl of rice, half a ramen pack, some clear glass noodles, and a lot of veggies! Compared to jazz cat that keeps cutting portion sizes and increasing their prices, you get way more and better quality at Kokumi. I also liked that you can ask to make any broth spicier, either with chili drops or with chili paste. The tonkotsu broth was strangely fishy, and seemed to be more seafoody than my spicy crab broth. Perhaps miso would be better if you prefer a salty broth without seafood taste. Another nice component is the drinks here! They have Sapporo and soju, as well as nonalcoholic fruit tea drinks. Overall, I can't wait to go again!

Update: My friend and I decided to go after Christmas shopping last month. It was a little late, maybe 840ish, and we went past 10pm (closing time), but the staff was amazing. They didn't rush us or make us feel pressured to get up and leave. We did apologize for taking so long, sorry! One of the servers recommended the Tonkatsu broth and I was iffy about it. I decided to skip it that day, BUT went back a week later & OMG! It was amazing. I ordered the Duo because I can't give up my Miso broth. The pot is a little bigger than the one with just 1 soup.After a few weeks I saw the same server and told him I get the Tonkatsu broth as well as the Miso and thanked him for recommending it. Now every time I go I get both. Sandy is so nice and friendly. Great customer service! Everything is always so clean. I just wish they had like a stamp card or something LOL.

Hot pot is the main attraction. Outside seating for some might be a detractor but heat lamps and hot pot make it bearable. Beer on menu and sake cold sake at that. Choice your choice of meat and broth and enjoy. Price is not cheap but not super expensive my tab for me and my girl was about 130. Check em out I did.

It's been 3 years since I've been here and boy, I forgot how good this place is! Major change is now the seating is all outdoors in a white tent in the parking lot with festive red lanterns and heat lamps to keep you warm. It's a fun atmosphere I think. Makes me think of scenes from Asian soap dramas haha. Good service and quality meats and veggies. Flavorful sauces. Ask for green onions, garlic, and daikon if you want to add to the sauces. They no longer have AYCE veggies but it's just $5 to get another bowl of the veggies, tofu, noodles. Each of us got the pick 2 where we get to pick 2 items from the list that included wagyu beef toro (beef belly), steak cut (more lean but still tender), chicken, pork, and seafood. Love their chicken and shrimp patties too. There's a variety of broths to choose from. I was being cheap so just went with the free OG, but my friends enjoyed the popular fire crab and miso. We didn't get sushi, but I remember the tuna on crispy rice being tasty. Overall, a solid hot pot/shabu shabu spot. Perfect for the chilly weather. Highly recommended. Add some fruity soju for an awesome time.
