I went ahead and order at this place for my food to save time. Papaya I asked for mild but my palette is so sensitive it was spicy af but delicious. Bahn mi may not be authentic but it's get the job done especially idt there's any other asian sandwiches nearby radius have papaya salad and bahn mi. They do their sandwich spread like mayo, sambal, I believe there is maagi (soy seasoning) could be wrong. But I like it and it's pretty big.

WASTED SO MANY TRIPS HERE DUE TO INCONSISTENT HOURS OF ACTUALLY BEING PHYSICALLY OPEN...Today, I made a 3rd attempt to go get water for my family... ended up waiting 30 minutes after they were supposed to be open.. still, nobody came to open the shop. There were two other customers with their trunks open and jugs ready to get water as well..It was hot outside so both drivers back went into their car and waited. I decided to no longer wait so I left.It almost seems like they open whenever it's convenient for them or whenever they feel like it.It is a huge disservice to everyone who makes time out of their busy schedule to go get water during their alleged business hours.What a joke.

Over priced ice cream, and terrible iced coffee. - Bought two ice creams. The rainbow sherbet was okay, butter pecan was gritty and disgusting. As if they let it melt, or it was expired. - Got an iced coffee and it was legitimately Nescafe Instant coffee, and milk (for almost $5). Opt for the vanilla or caramel ones if you want some flavor but doubt it can help that sad coffee. I can't say anything on their water but I won't bother coming to try their any of their other products. Really wanted to give it a chance because it definitely looks like a family business. Should have reconsidered and saved my $13 for those 3 items.

Papaya salad is my favorite from here. I love the spring rolls too. The price is right for the size and sauces are a plus! My son loves the boba, especially the taro flavor and the bobas.
This is literally the best boba place! My mom surprised me with this delicious boba, can't wait to go back!

I have seen some of their food items posted on Facebook, I was near the area so I decide to stop in to pick Up a sandwich. I ordered the spicy bbq sandwich with extra sauce cut in half . They started my order and they seem to take a long time to make it when there wasn't anyone ahead of my order. I get home to open it up , I was so shocked to see how much bread there was. I requested for it to be cut in half. Which wasn't done. I couldn't believe the amount of bread to meat ratio. I end up use scissors to cut off most of the bread as I ate. My sandwich was pretty dry , I couldn't image how much more dry it would of been if I didn't ask for extra sauce. The overall favor of the meat and sauce was decent. But the bread was dry and one. I don't recommend anyone getting their sandwiches from here. This is definitely my last time combing here. I tried their papaya salad years ago and wasn't too impressed either.
