This place has gone downhill, very typical of small family owned businesses that simply cannot keep up when they start growing. I've been coming here for two years now and the drink, food and service have all been declining dramatically. When they are inconsistent with their food, they claimed they're out of the materials. Don't you think you should inform customers before they order instead of letting people discover and ask for it before telling them! I would not go back here again. And the final straw is that they've been reported too many times (12) on health code violations!

BEST bánh tráng trộn in town. I recommend for all my friends and all of them love it. You can request level spicy, and remember tell her to less oily. Tips : you can call to order ahead before 15mins when you arrive because i think only one lady preparing food. Shop was small but clean

This review is almost purely for their CRISPY PORK BELLY (thit heo quay don). That alone is 5 stars for me. Unless you go to the local chinese BBQ stores to buy by the pound, very few restaurants sell crispy pork belly as a menu dish. The few places that do sell it can be a hit or miss in terms of freshness and crispiness.Milky Tea Bar is a small eatery in a cramped strip plaza. Their menu consists of a handful of dishes they specialize in as well as select menu of boba drinks. For dine in, they have just a few small tables. I have ordered here twice so far over the phone for takeout. My family and I love their+ ($17) banh hoi heo quay (vermicilli sheets with crispy pork belly) and+ ($22) banh hoi combo, which is half heo quay and half bo la lot (vermicilli with crispy pork belly and beef wrapped in betel leef). Both dishes comes with the usual lettuce, herbs, and fish sauce to enjoy with it. The crispiness is CRISPY, even into the next day with a quick pop in the air fryer. For the quality and quantity, the price is fair.We also tried their Bot Chien (fried rice flour cakes) —$12–was also was good and crispy as well as the accompanying sauce. We have not yet tried their drinks or few other dishes yet but have loved the ones mentioned above enough to continue supporting.Parking: small strip plaza, parking is limited during dinner rush due to other eateries in plaza

We just finished our entire bowls of pho! We don't do that often. We like going to different places to try out their pho and honestly we meant to go next door but they didn't have beef today. We noticed the place next-door also served pho even though they are a "tea bar". We had two steak pho, a crispy pork bánh mì, and a Thai tea. So delicious! I can't wait to come back to try the different teas. The service was great too! I love small places because they tend to spend more money on the quality and they sure did.

Tasty beef rolls. Fresh noodles and veggies. My go-to in OC for milk tea and beef rolls. The sauce is delicious and spicy for my SEA taste buds.

Good Service but Bad Food. I never come back this restaurant anymore. I ordered banh Mi heo quay. They give me extra a milk tea. When I got home n opened it to eat but Banh Mi is so stiff. Heo quay is not fresh n milk tea is not good. I would rate this restaurant Double Zero star if I could. Never come back again. No thank you

Sun 15 Oct. Got here 8:48 am but opening was closer to 9 am (not sure if the Google Maps hrs need updating?). Lady (proprietor was nice), asked if i wanted the iced tea or Viet iced coffee (which i opted for). $7 for big banh mi+drink is a steal. I enjoyed it so much that after finishing i repeated the order except with the Banh Mi Bo La Lot (grilled beef).
