So far I've loved everything I've ordered here. So pleased even when I change it up and order something new. Would recommend anyone to order from here. The Vietnamese ice coffee is delicious, or the hong kong or just the simplest milk tea bobai.

The tofu desert is my favorite! Unfortunately they didn't have the taro and yam balls to go on top and it looks like they took it off the menu. They do have some macaron ice cream though!

Very sad today. I get the Thai tea a lot from here and today I got it, way too much milk was pour in. All I taste is bitter milk and boba.

Coming from an asian background...I love milk tea/boba and have tried many places. Best boba place in modesto. My wife and I love the creme brulee milk i would say its their staple. They offer stamp cards, friendly/fast service, and nice atmosphere.

Honestly, One Tea has always been my go-to boba shop in Modesto. The bobas are good, have the ability to customize to your liking (sweetness, ice) and they have a ton of flavor variety. I got the very jelly milk tea, and it was good. I personally like black tea and the type of jelly used (grassfed jelly, pearls, and I think coconut jelly?) were just as good. They did put a lot of jelly but I mean it's in the title, very jelly lol It's cute in the inside and they're fast on their drinks. Price wise, I would say a it's a little more than others, but not by a huge difference. Check em out!

Place is super cute! Decor with the boba plushy & neon signs are so adorable! I got the Mango Coconut Milk tea with coco jelly & black boba with 0% sweetness & light ice and it was ! I don't like my drinks too sweet & so the girl in the front suggested I get no sweetness! And she was right! It was sweet enough with the coco jelly! So delicious I didn't know I was missing out! I love the coconut milk and the hint of mango fusion! I'm so glad I ventured out of my comfort zone and tried something other than taro or jasmine tea! Service was quick and helpful! Will definitely be returning with my punch card! ‍

I’m pretty disappointed with the visit today. I guess this place is taken over by new owner. I decided to get the taro Boba pearl that’s on the menu and it said it was five dollars however on their register it’s $5.50 and they charge me an extra $.75 for the Boba pearl and additional $.35 for using Apple Pay. So my drink instead of being five dollars ended up being seven dollars. They’ll be the only seven dollars they’re getting out of me. I don’t think the owners know about how to run a business. Every other Boba store I’ve been to when they show the price on the menu that is the price on the menu.Price: how to tell since the price is different from the menu compared to your receiptQuality: A-Service: C

It's 86 degrees outside right now in Modesto. I'm a spoiled brat from SF. Thank goodness that I found One Tea House. What a lifesaver!We were the only customers this morning. The place is clean and got out drinks super fast. The young register girl was very pleasant. We got a Vietnamese egg coffee (Oooh the bomb), this is a must have.Also, we got a matcha creme brulee milk tea, a mango slush with aloe, a matcha with egg pudding slush, and a brown sugar boba milk They do have stamp cards but since I'm not from the area, I declined in taking one to save papers. But next time, whenever that will be, will definitely be coming back.
