For some reason this place is adding a convenience fee to all orders. I'm always happy to support a small business but please be transparent and don't add weird mandatory fees.

Our favorite place for crepes and smoothies, pastries and sweet tofu soup. The owner and staff are all very nice and friendly.

A nice friendly place, tuck away in the busy shopping center. The worker/owner was nice and knowledgeable. I tried a coffee boba and it was good. The boba part was not though, overly chewy, putting a damper on my experience .

This place is such a hidden gem! I originally came in because I was looking for a place with Rooibos milk tea. Their version is excellent (at 50% sugar or less), and they also have a lot of other interesting teas, like Four Seasons Jadeite (deep, vanilla-flower flavor), Roasted Sencha, several different oolong varieties, etc.They also have a sampling table, where you can smell some of the teas!Such a better experience than a lot of the popular bubble tea shops around.

Worst Thai tea in all of Bay Area. Water and sugar with no milk or flavor. Horrible. I will never be back.

Pretty good boba. It felt a bit watered down, but it's still good. Egg pudding was a bit too much and filled half my cup. Popping boba was great. Will visit again but avoid adding egg pudding to the milk tea.

Came here at 6pm and they were already closed. Tried to call but the phone number is disconnected. Why tho? I was hoping to give this place a try while I was in the area.

Walking around and was feeling a bit sleepy. I was actually headed toward a Starbucks nearby but stumbled upon Tea Annie. Milk tea sounded more appealing so came for a visit. I got my usual - Earl Grey Milk Tea. I was asked if I wanted toppings (no thanks) and sugar level (50% please) but not promoted about ice level. I asked for no ice and the staff informed me they charge 50¢ for no ice. I had to ask him to repeat to make sure I heard correctly. Yup. I would have to pay more to have them not add something. I suppose I was looking a bit dumbfounded because he then gave me a tip that getting "less ice" would not incur a charge. Less ice it is! The tea itself was good. I get the flavor of the Earl Grey and the 50% sweetness was nice. I might go down even a bit more next time.

Excellent Taiwanese owner tea shop with some pretty delicious snacks. Usually crepes have a very soft texture to them. In this case, true to the Taiwanese version the crepes have a crunchy texture, packed with delicious items. The strawberry and chocolate one is solid with a giant portion. Teas are quite good as well, with the classic boba being my favorite. Seating indoors are limited but good. They also sell some traditional Taiwanese baked goods. Definitely try this low key spot out!

Wow. I got a mango swirl and it was delicious. I definitely suggest this to anyone looking for a better tea or smoothie place. While Teaspoon and T4 (which are nearby) are okay, this place were way beyond them (and boba guys but they barely count.) A friend recommended Tea Annie’s to me. The boba is perfectly soft. I will be coming back here in the future. :)

Drink and the crepe are very authentic! Brings me back to Taiwan. :) The boba are sweet and soft.
