Vacancy coffee offers your favorites when it comes to coffee, americanos, lattes, matcha with treats to pair. Their seating is a bit limited, but one thing they do well is marketing and merchandising of their brand. I love their logo and their minimalist style. If I'm ever in the area, I'll be back to grab a coffee and Cronut, but more so to grab a linen dress shirt or vacancy coffee tumbler.

As an Aussie travelling in California, I struggled to find good coffee until I stumbled upon this place in Newport Beach. These guys get it. A simple little cafe selling really good espresso drinks and pastries. This place would be notable if it was in Melbourne; in California it stands out like a diamond.

Great and cute little spot! Cozy and everything you would want in a coffee shop. The chai late, I had, was a tasty treat and came out quick. The seating could better - maybe some power strips for the tables outside, but overall great!

The lavender and peppermint lattes we had today were PEAK coffee. We came last Saturday morning and they weren’t AS good, but they knocked it out of the park today. I love the branding and their little Christmas collection. Cool space and nice people!

This coffee shop nails it with a killer maple latte. The cozy vibes and chill staff make it a solid spot. Not too sweet, just the right espresso-to-maple ratio. Perfect little spot to sit and drink coffee

my second time here! going to start making this a go-to spot whenever I'm in orange county. this time around we got a maple latte with oat milk and a matcha latte with oat milk and added maple as a sweetener. both were delicious and had just the right amount of sweetness. the staff are always super friendly, and vibes are very chill

Vacancy Coffee $6Vacancy Coffee is my new favorite coffee spot! They're not too big but offers adequate amount of seating and good Wi-Fi! Great spot for catching up with friends or studying. I loveeee the outdoor seating as well, super nice and relaxing. All their drinks are super delicious and not too sweet. It is also walking distance to the beach! Very attentive service! Iced Maple Latte (+ extra shot): This coffee was so good. It was nutty and not too acidic. It was not too sweet. Very well balanced latte. 8.7/10 Matcha Latte with Maple Syrup: This matcha was sooo good. Very earthy and had the perfect amount of sweetness from the maple syrup. High quality matcha. 8.9/10

If I happen to be passing through Newport Beach, especially through the pacific coast highway, the go-to coffee place is Vacancy Coffee. The coffee shop is cozy, kinda minimalistic, with beautiful house plants, a space for clothes, merchandise (including reusable coffee tumblers from my new favorite brand Created Co. - a local from Costa Mesa) and coffee beans from Partners. You have bench seating both inside and outside the venue along with two small tables, and beautiful outdoor patio seating which captures the ocean breeze. There is a small counter with pastries along with a beautiful menu (which low key I want one, I would buy one to put in my wall; its very pretty) The baristas are very lovely and nice - they have always greeted me with genuine happiness. From the times I have been here, I recommend: - pumpkin spice latte: the best pumpkin spice latte in my opinion is right here. You can actually taste the pumpkin and the spice - its not too sweet and its perfect. - iced matcha w/ oat milk - doesn't taste fishy, they use great quality matcha and the overall drink makes it the best in the orange coast - iced lavender latte - this is also my favorite - I would compare this to stereoscope, offset and corridor Flow, it fits in the top 5 best ones. it's not too sweet, not two overpowering and its doesn't have a mold after taste like other venues I had (ie: colossus - sorry) As for a study spot, I would recommend it on the condition that you are good with patio seating and there is no outlets so bring your portable chargers if you want to gets some studying done. This place is also puppy friendly if you want to bring your puppy. For parking, the only downside is that its difficult to find sometimes and you have to pay to park there. but other than that, if you happen to be in this part of town, I highly recommend making a stop.
