It’s under new management and much cleaner than before. The boba tastes amazing and the drinks are packed with flavor!

First time after new ownership. First they do not keep the points so we lost them. Overall it's as good as before, the tables are now much cleaner as are the floors. There really is no other place around here to get tea and snacks, compared to other places the tea is not as good but it is decent. The calamari and popcorn chicken were excellent, crispy and tasty.Service was fine, one tea came out much slower than the others.

I stopped at T4 for a boba and Basil Chicken today and was very pleasantly surprised. The place was spotlessly clean and well run! There were 2 kids doing all the work but there was also an adult supervising everything. It was such a good experience! I’ll definitely be back. Thank you!!

Make to try your drink before you leave! That was my mistake. I was excited to get my boba after I had ordered it a few weeks ago and noticed the improvements of the new management. My first boba was really good. So I had been craving it, I came back and ordered two drinks. To my disappointment, I was given HARD boba that I couldn't even drink. I don't understand how they would serve under cook boba and not check. What a waste of my money. Super disappointed, not sure I would go back.

The new management is so greedy that not only they raised the price but give the customers much less food when you order their popcorn chicken or fried calamari. The container was less than half full for all of our recent purchases, which was a complete ripoff. Business like this won't last.

Ordered a taro milk tea with grass jelly and half sugar and got a brown sugar milk with boba instead, that was so sugary I couldn't even drink it.

I’ve been a regular T4 customer for as long as I can remember, especially at this specific location. However, when I saw that this location was under a new management, I was shocked. It surprised me, but I never could’ve imagined that something that was once so enjoyable could become so inefficient. I ordered at 2:19, and received my order at 2:42. My order took forever and it wasn’t even the correct one. I also attempted to order a flour dessert with condensed milk, but I was told that it wasn’t being sold. If it’s not being sold, then why is it on the menu in the first place?! I was given a ridiculously small amount of boba in my tea. I might as well have just not even ordered I trust you will improve. ❤️

I've been a customer here for years and have never particularly been wow'd by anything from this T4. This trend continues even under new management. While I appreciate what they've done with the place (as compared to before it was terribly dirty), service remains to be slow, and I'm always left disappointed with my drink. I'm not exactly sure what the issue is, but a recent turn that this T4 has taken is serving large boba that, compared to the previous size, is more like medium boba. I hope that they could return to preparing the previous size, as not only is it more enjoyable but I'd also feel like I'm not wasting my money over a topping I could buy for the same price, for larger some-store else—and this includes the other T4 on Story road. And so why is it that I just don't get my boba some-store else? It's because this T4 is the closest to where I live, and I feel as though its convenience of its location is one of the only things this T4 has going for itself (This includes its close proximity to schools). Overall, this isn't meant to shame the store; however, I will say that I haven't enjoyed most of my experiences with this T4. And I hope that under new management, the store will improve over time, but this is my feedback for now.

I used to come here a lot during middle-high school and pretty much everything kept deteriorating, the food quality was inconsistent and environment was more unkempt/grimy each visit, all while the price increased. But now under new management the place looks much better. Walls painted over and new chairs. Place is clean and the new owner is nice. Decent drinks+food. Would come back again and I hope the quality stays consistent.

Have been going to this location with my kids since last year. They recently changed management and this was my first time under them. My kids got the same drinks they normally get. The employee making the drinks was reading what looked like recipes off of papers on the counter. My son asked for half sweet and the drink was full sweet. I asked her why it was so sweet and she said "that's what the recipe on the paper said to do". My daughter's mango smoothie had unblended chunks of ice in it, got honeydew popping boba when she asked for mango. Looks like they brought in new employees who do not know how to make the drinks and adjustments and have to read how to make it for each order. Very inconsistent and slow service.

Terrible service. The place was empty when we went there, we were looking for food and drinks and they have gyoza. When we asked about the filling, the cashier/server got annoyed and said “I don’t know”. My husband politely asked “could you find out?” (I’m pregnant so we have to know what was in it). The server rolled his eyes at us, and got even more annoyed and went to check about it. Eventually came back without any info, another lady came and told us it was beef and veggies. But the server still saw us as annoyance to him. So we left and didn’t buy anything. No wonder why the place was empty. I would recommend to change the server/cashier.
