Such a pleasant little cafe. Their drinks had the best tapiocas I’ve ever had - perfect texture and sweetness. I would recommend 25%-50% sweetness as a baseline, but you can go up or down from there depending on your sweetness preferences. You should definitely go and support this small business ASAP!!

Elite oolong milk tea and a BBQ pork sandwich. Great classic foods and brings me back to memories of my childhood in Taiwan.I love that this neighborhood store just tries to provide a solid quality boba and sandwich for the right price point - and the quality is consistent, the ingredients are fresh. I get a whole meal for for $12. You can’t even get that at Burger King anymore.The CP (cost performance) value is good — other chain places now overcharge and try to go for the premium / hype….but as those squeeze for profits through mass scale, the quality goes down inevitably.

Great boba and bahn mi sandwiches. Boba didn’t have too much ice, a healthy amount of boba, and had a refreshing subtle flavor. The sandwiches are very fairly priced for how delicious and big they are.

So underrated! The boba is pretty cheap for a large quantity. It isn’t too sweet and they add a very small amount of ice. 10/10 would recommend and go again.

I'm really not sure what the actual hours for this place are. Came by at 5:10PM on a Thursday to find them already closed. No signage for hours available. Tried calling at 12PM on Friday to no answer. Will revise this review once some clarity on their hours is actually available.Edit: Their hours are roughly 10-5. Family owned so it's variable. Suggest calling. Will update when I can make it there.Edit 2: Giving this a 4.5/5 after making it out. One of the only reasonably priced sandwich/boba tea shops left. One worker who is extremely efficient but may lead to longer waits (took us about 30 minutes to get boba and a sandwich, but there was a lady in front of us that had an order of 5). The sandwich was not quite a banh mi (softer bread) but with fresh and tasty ingredients. It would be great if there was more meat, but I can't complain for the price. Would return again. Take out only.

What a great deal for boba. Tasty and cheap?! Perfect combo. Got the taro milk tea with boba and regular milk tea with boba, both at 50% sugar, and they were perfect at that percentage, wouldn't imagine going any higher. The taro definitely had more flavor than the regular, and I love it. Strong flavor of taro, chewy yet soft boba, and not too much ice that I felt like I got a lot of drink too. They're also extremely efficient and made our drinks so quickly. Which is nice because parking is tricky and I had to park where it said reserved for next door's thrift shop. So the faster the better.

This is my best boba tea place in northern cal. Their boba is cooked right and its texture is super consistent, which I found is rare to find. Friendly and quick service and price is set reasonable. Highly recommended

I ordered two rose milk teas. They were out of regular boba so I got the passion fruit popping boba and it was very unpleasant then one of the rose drinks were extremely watered down therefore a waste of 4$

A cute little mom-and-pop place kind of hidden in between a few other stores. The sandwiches are really affordable ($4-5) so they are a tad on the smaller side. We usually get BBQ pork banh mi which is always delicious. The boba is also great - it's reminiscent of old school boba places with a decent variety of flavors and types of tea. Definitely recommend if you're ever in the area (and support your small local businesses!)

Mom-and-Pop Business that is a hidden GEM of all the boba shops in the area and has been around for years. This is our absolute favorite boba place to go to. The owner Lu and Jay are the sweetest couple. They brew each cup of tea to order and make small batches of the yummiest, sweet boba! They only make one batch of boba per day, so make sure you come early so they don't run out of boba for the day! Their boba drinks are super affordable and include a free topping! Get the boba if they have it! Our other go-to is mango or strawberry jelly. Some of our favorite drinks-- Osmanthus Milk Tea Elite Taiwan Oolong Milk Tea Mango Milk Tea Taro Milk Tea Passionfruit Tea You can adjust the sweetness-- we usually go with 50% for the perfect sweetness as the boba is slightly sweet. Ice-- they never put too much ice so you get a lot of tea, but Ice level is adjustable too. They also serve sandwiches-- the veggie one is so yummy! There is advocado, bean-curd, and more and it is toasted for slight crunch. It feels homemade and is great for the price. Tips: - Ask for a stamp card! For every 9 drinks purchased, you get one for free - They support local artists and allow a local group to hang their work in the store - Parking can sometimes be tricky. There is a small parking lot in the back, or if you patron the businesses next door you may park there for a quick stop. This small shop also can cater upon request! They catered 150 drinks for our wedding, our friends wedding, and a birthday party. Ordering was easy and they pre-made all of the drinks for each event as ordered. Our friend ordered stickers from etsy and stuck those to her drinks for her wedding and they came out super cute!. Best boba. Cutest Mom-and-Pop shop. What more could you ask for? Definitely give this place a try!
