Super Breakfast place! EVERYTHING was prepared perfect! You would need to come here 3 days a week for over a month to sample all their good breakfast items. Thank you! And if you're fortunate you'll see the cook dancing to rock and roll.?

Ended up here because the restaurant we wanted to go eat at was closed but I must admit it was the best thing that happened. This place was a hidden gem in a shopping complex. Food was made fresh and tasted outstanding. Service was great and servers were very friendly. Will go again next time we are back in town.

I love little places like this. It's very inviting despite it being so small. The waitresses were friendly and fun. Made a dangerous blueberry mimosa, I mean that in a good way. The omelet was cooked perfect. The regulars were so funny I walked out laughing. I wish I lived a little closer because I'd be there every morning. Cool place

Never before been in a restaurant that left the door propped wide open, but hey it's Florida... It isn't like they have a million insects to buzz on in while you eat.Never before had wait staff tell you that even though your order was wrong, here it is anyways. It will be ok just like that.That was our sea oats experience.

Liked this place a lot. Food was pretty good - pancakes were unbelievable and biscuits and gravy were great. The space inside is very tight - not too comfortable. But service is friendly and prices are good. Would recommend for casual brunch!

We didn't even make it to a table. We love breakfast. We usually go to Sunday or Beach side, but we were excited to go to Sea Oats today. We have been excited all week to visit. We've been looking at the menu, picking out what we want, excited about what we will order for the baby and when we got there, we were utterly disappointed. When we got to the door to walk in, the door was opened by a woman with a clipboard who looked at us and said "what's your name?". We were confused since we hadn't even gotten inside yet. Then we looked at her for a second and she repeated herself...this time it was really snotty. We said "we haven't put our name in yet" and she told us there is a wait but she didn't know how long it was going to be. I asked if she even had an estimated guess of how long and she refused to give us any idea of how long. She saw that we were holding a baby and I finally interrupted her and said , "we have the baby and would just like to know if there is an estimated wait time and she said that there was no way to know...could be 15 minutes, could be an hour. I was confused because we're food service business owners and human beings who have eaten out before, so we know how estimating wait times works. She walked past us holding the door and not letting us in. She yelled for someone else to come in and get their table and closed the door behind her, never acknowledging us again. We decided that we would wait since we had been looking forward to it and I went in to ask if there was a restroom where I could change the baby. The same woman told me that it was all the way back to the right. I weaved through the tables (several were empty) and found the restroom. There was no place to change the baby. We left. Granted it's a small place packed with as many tables as they can fit into it, but the attitude and rudeness of the woman with the clipboard was unacceptable. It's hard to imagine such an unpleasant experience when we didn't even get a chance to eat. As locals, we're really disappointed and we will let our local friends know.

We ate here 3 times for breakfast! Awesome pancakes, omelettes, and stuffed French toast ! Friendly staff!

What a wonderful gem in the rough. The food was exceptional and the service from "Mama Bear" was great. The quantity of the food was huge. You should have a huge appetite or be prepared to take let overs with you. It's well worth the short wait. We'll definitely be going back.

Ate breakfast here..so good ..the cheese on my scrambled eggs was to die for...everything was good...the pan cake menu looked really good. Must place to eat.

Accidentally stumbled into this place trying to find some lunch and lucky for us it was right here in the shopping center we were at. The food was great, big portions, happy staff and quick service. All you could ask for in a diner. Will recommend and definitely return.

I wouldn't recommend this. If you're staying in a hotel then you'll be familiar with what the food tastes like. Grits ain't that good, and bacon was too burnt. Eggs are good. Pancakes are good. Hotel coffee is better than what they offer. However the staff is really nice and welcoming. And the guitar that the have above the door is genius.

Very nice family owned restaurant with the best pancakes! Had a raspberry, white chocolate and coconut pancake. I’ll be craving it again when I get home! The eggs we had were perfectly made. If you want a big fancy place, you won’t get it but if you are looking for great food, this is the place to go!

We are in love with Sea Oats! We're about to order for the fourth time in two weeks. Their pancakes are fluffy and delish! Breakfast croissant sandwich is perfect, with thick crispy bacon. And their Bananas Foster French toast is a must have! The service is outstanding and food is fresh and delish! Highly recommend!!!!!

Skip. Food is mediocre, not worth the price, and service is poor. There are plenty of great places to eat breakfast in St. Augustine. You don't need to settle.
