Lost a property partially because I refused to sign a double agent deal because I wanted to use my own agent or a real estate lawyer. When I refused the double agent, Rebecca (Donnelly) said that it was illegal to use a real estate lawyer (which it IS NOT). She had Cole Bergquist call me, which I had no heads up on, and I asked him if he was in the same office or worked with her previously. He tried to deny it and when I googled him I figured out that he did most of her deals with her and actually worked under her having only just gotten his license. He lied to me some more, and when I said I can see the announcement online, he lost emotional control of himself and then hung up.
I eventually convinced Rebecca to show the sellers our offer, which she legally had to and I reminded her of that. I assume she had a hand it the sellers not bothering to consider it, despite being about 50k above the other offer I know they accepted (I know the people who bought it).
This was a couple years ago, but I have, in years of real estate investing and moving around selling/buying my own primary residences, never had an interaction that left me as shocked as trying to buy a house from them did.
As a side note, Rebecca had accepted 2 offers on that house that both fell through prior to all of this because they had no proof of financing when she had the sellers sign.
We had both proof of financing and a larger-than-usual downpayment available in case there was an issue with the appraisal, and were ready to close at the sellers' convenience. I felt so sorry for the sellers because she did not serve them. There are so many good agents nearby, there is no reason to go with people who act like this. Cole's anger outburst also was a major red flag.
It was pretty irritating and surprising for me the way they behaved, but at least it wasn't my house.

Cole and his team are brining in out of state money, with out of state values. The left and right might not agree on most things in Montana, but there's one thing we do agree on: we don't need rich out of state bros buying property and taking the proceeds back out of state, ignoring the locals, and being jerks about it in the meantime. Do not work with Cole. Do not work with people who don't care about what the locals want.
