Had breakfast there about 3 weeks ago. Throughly enjoyed it! Returned this morning and was surprised to see it closed. Evidently they have went out of business. Oh well, Dennys was open. ?

This is a nice place to stop. I ordered the SOS breakfast. The food had good flavor. The hash browns and eggs were hot but the corned beef and gravy was a bit cold. I couldn't fault the server because of the kitchens mistake in timing. Overall it was a good experience.

Awesome place to eat! Great food, great service, and the coffee bar is just icing on the cake!

Wonderful staff, delicious food every visit

Solid experiences at Eat 23. We went several times with differing orders each go. Service was excellent each visit and the place seems very clean. The atmosphere is unique, but it works for them. Very fair prices! Self-serve coffee is a nice touch, seemed like multiple options to choose from. Philly cheesesteak Omelet was great. Strawberry shortcake pancakes were a bit dry but the cinnamon roll cakes at a previous visit were spot on if you have a morning sweet tooth like me. Would return.

Food was delicious! It was a total of 3 in my party, wait time wasn't bad and prices are great! Will definitely come back again.

Food has always been good here for breakfast. The staff is friendly but however they always seem super unorganized.

Love this place. We went for a late breakfast and it was a great experience. Food was good and the service was excellent.

Waited 40 minutes for table here today, another 15 for someone to take our drink order. Came specifically for eggs benedict, after another 30 minute wait for food, eggs were scrambled and served omelet style instead of poached with hollandaise. Very disappointed after looking forward to trying for 3 weeks and traveling from across town to try. We won't be back.

This place by far exceeded my expectations! The atmosphere is light and airy. The food was incredible, I had an omelette that was so big my son took half of it for lunch. The cinnamon roll pancakes were delicious as well as their strawberry waffles!

$23 for this AND a self serve coffee bar with 4 different coffee options! Easily one of the best breakfasts I've had in the area for a great price! I ordered the egg white omelette with bacon -- the hollandaise sauce was so good! It's no question why so many people come here.

Best breakfast food in Greenville! Always good even when delivered. Fresh and hot

I have been to this restaurant 5-6 times. Every time, it's the cinnamon roll pancakes! Topped with cream cheese icing and of course I add syrup! These things are amazing, and I just can't make myself order anything else on the menu and miss out on these. My husband and son have ordered other breakfasts and they say everything is delicious.

Update: We went on a non busy day and the food was pretty good. I loved their self-serve coffee bar. I wouldn't really recommend the chicken and grits, it doesn't have much flavor. It's just chicken tenders drenched in siracha, nothing special, but everything else was great. We will definitely be back (just on non popular days)
