I ordered from here for the first time last night. I put the order in at 5:45pm, the food was delivered at 7:40pm, just 5 minutes shy of 2 hours. I called the restaurant 3 times and was told the driver had picked up the food and should be there "any minute". When it arrived it was all cold, the egg rolls and chicken balls were soggy.

This place has 100% renewed my faith that Chinese food is delicious when cooked properly! This place hit the ball out of the park and I enjoyed every single bite of all three dishes I ate had a great time enjoying great food with great company! I highly recommend!

Online order take out. Transaction is easy. Food is terrible. Three dishes. One shrimp dish was acceptable. Rainbow beef dish had very small potion of beef in it. The meat is over done, so chewy... One pork rib dish looked like left over, tasted like left over. Not worth it.

What a poor excuse for a restaurant!!!!! The young man serving has no personality, extremely shy does not make eye contact and you have to almost push him to respond. He certainly is off putting. We had to ask for water as he did not offer any drinks the water is luke warm sitting in a plastic jug at the front counter again no ice was offered. The place was totally empty and the décor is from 30 or so years ago.Now for the food I ordered a combination plate of sesame chicken (which was very suspicious of lemon chicken) it came with vegetable rice (no vegetables were found) and an inedible spring roll. My husband ordered the special fried rice which was tasteless and the spicy pork chop which he said was not bad. All in all for a total of $45.00 a very bad experience will never return and will advise you don't waste your time or money.

Was pleasantly surprised how good the gluten free pad thai was. Better than Ben thanh.

Honestly i come here a lot. Walk in take out, figured it would of been open on the holiday. Sure enough it was. So i walked in. With that being said, they were pretty busy. I know becaused i asked. Now that was the worst yet and i was so hungry too. Barley touched it wasnt fresh at all. All protiens were dry like they were day olds, the veggy rice came plain no veg. Tasted like vinegar and soy sauce. Almost.if the rice was going off. Im not impressed. Im not the one to do reveiws but literally 1 out 5 dishes were edible . Chicken balls. Im still hungry. You think to hustle on a holiday when only so many people are open. The Busy turn over should of been there for fresher product. But NO! so disappointedVegetarian options: I ordered ved riceReceived plain rice that tasted like vinegar and soy sauce. Almost as if the rice was going off. Portioned 2 serving and did not finish it at all

Used to be my fav. Been going there for a decade or more. Food quality is consistently fine. Nothing stellar, but not at all bad. However, lately things have gone downhill where food quality isn’t concerned. Price hikes I get and accept. But they’ve also made portions smaller, included far less sauce, and on top of the price hikes, they now force a 10% tip. For what you get, which is fine, you are paying a decidedly not fine price. Service is touch and go. mostly I find them indifferent, but I didn’t mind as long as I felt I was getting value. Less and less, I feel like it’s worth it.

We decided to visit for a late Christmas dinner with my father and grand mother. For the table we ordered the "Meal for 6 A". Disappointing all the way around.Service was disjointed (brought out the chicken balls by themselves - so six of us just sitting there eating just those). We had to request water and tea. Tea was luke warm and the water was tap temp. When the rest of the food finally came I would say it was fairly flavorless and overly oily (especially the noodles). The beef and chicken in the dishes was tender, I will give them that, but otherwise below mediocre. As for the restaurant itself, very much cafeteria vibes, tired and plain, with a couple of tables just stacked with unfolded takeout boxes, like a work station. We did have a fair bit of leftovers to take home. The portions were generous but it was really just more food no was eating because it wasn't all that good. There are many other Chinese restaurants I would spend my money at before ever considering going back here.In the end, good company and conversation but not because of Kam Yin or its food.

I placed an online order for pickup & there were several items missing. I phoned & was told I would have to come into restaurant for a refund. I had my order details & delivery receipt with me but they refused to issue a credit to my visa card because order was done online.
