The rare occasion I had time and in Richmond for HK style breakfast. I had 2 minutes to order before 11am. Randomly choose Spicy Diced Pork with Rice Noodles, Soy Sauce Chow Mein and HK Milk Tea. Spicy Diced Pork was so dry, it was two steps away from being pork floss. The rice noodles were very nice, I'm certain the broth is just not my cup of tea. Chow Mein was not al dente and over cooked from the steam, the green onions and onions were perfection. Overall, looking around, there is a more senior crowd which is understandable as all the dishes weren't as salted/seasoned. Seniors don't like salt, sweet and oil. Order accordingly. Milk tea was good.

This is a good neighborhood restaurant with a well-lit dining space. Recommended lobster set, we four people ordered a lobster + three course set, the amount of dishes is so large, we had to pack away two unfinished dishes.

The restaurant was packed and seating was closed between tables at 1035 hr. I ordered one selection breakfast with over easy eggs, crispy weiner, toast, hot coffee/tea (milk on side) $11.99. One of the eggs is almost done, butter not melted on toast, one weiner served. My drink came with milk mixed inside. I am not full after my breakfast (not a happy customer).My husband ordered two selections $14.95 with chicken congee and plain rice rolls, coffee/tea. Congee came with drippings on the serving bowl (not wipe before serving). Congee was hot and the chicken was tender.We will not return for breakfast.

Unbelievable! My mom ordered a couple of dishes for takeout this evening. She and my dad love this place. They think the food is really good and on the couple of times we tried it, I would agree. But good food is not enough to compensate for bad service. She asked for 7pm pickup. They arrived at 7pm, paid for the food, then was told that they did not even START cooking the food yet! They waited another 25 minutes before the received their order. What kills me is that they took the money first. They should have given my parents a discount or comped them for making such a big mistake as forgetting about the order. This is the equivalent of sitting in a restaurant for 25 minutes before the wait staff "remember" that you are sitting there so they can take your order. Unacceptable. Will not be ordering from here again.

It’s my first time to buy takeouts from them. Service was friendly. Their club house sandwich is very good. Definitely will go back to try the other items on their menu.

We had breakfast on a Monday morning:- 10am and there were people waiting in line. Good thing there were still a few empty 2-seaters available. Just party of 3 or more need waiting.- Surprisingly good service for HK-style restaurants. Waitresses asked if we need this or that even before we opened our mouths. Not just one waitress but two of them being extremely helpful and exceptionally polite. Very surprised.- Portion size is small in North American standard but considerably more than restaurants in Hong Kong. Taste is Hong Kong authentic.- Price is fair. $14.95 for a small Beef Brisket Noodle 牛腩米線 + Soy Sauce Chow Mein 豉油王炒麵 + hot coffee. $15.95 for Ham & Cheese Omelet 芝士蛋奄力 + French Toast 西多士 + Satay Beef Macaroni 沙爹牛肉通粉 + hot coffee. But if you factor in how much work need to cook these, then price is considered expensive.- All other restaurants in the plaza close on Mondays. Maybe that's why Van Tea was full when we arrived at 10am Monday morning.

This is the van tea cafe in the vancouver location. Food is ok, pricey though. Good HK style tea, yummy. This restaurant deco is a bit dated and utensils are not clean. There is not much service, hahaha the waitress came once then disappeared. We had to get out to the cashier to pay for the meal. However, they expected tips from their almost self-service customers. Won't visit this restaurant again. At least not the Vancouver location. Might try the newly opened location in Richmond.

This place is okay, in all circumstances. First we order the soy sauce fish, and it tastes a bit salty, and color seems a lot darker.We order the "water boils fish", supposing this dish should be very spicy, but this one is not spicy at all, and with only a few fish fillet inside the big bowl, and it looks like the fish fillet is "swimming" inside the bowl. And this dish with lots of bean sprouts in the bottom of the bowl. As the person do not like to eat bean sprouts, and this one with a lot, then i won't like this dish at all.This tofu beef pot is okay, but the beef sliced meat is a bit chewy. And a bit salty as well.The dessert is good too, with ice cream and red beans and "leung fan"

Came here for a late dinner, ordered 3 dine-in items and 1 take out. The hot milk tea with the meals came out room temperature. 2/4 items were made incorrectly; the first being a build your own noodle soup- they gave the wrong soup base but that was half corrected as they washed the toppings from the original satay soup and put it into a new soup base and said they “remade it.”The takeout dish was the wrong dish entirely, a different fried rice than what we had ordered. I let the waitress know and her response was “it’s already made,” no apology no anything. Absolutely ridiculous as they were nonchalant about everything.

This is my new favourite HK style cafe in Richmond. Great selection menu, fast service, generous portions, and consistently good cooking. They should open up more locations.

Dropped by for breakfast on the long weekend. Restaurant was getting quite busy by the time we arrived at 9am and all the small tables were taken. While we only had 3 persons in our party, the waitress was kind enough to seat us at the large 6 person table so we didn't have to wait. Got the fish ball rice noodle, ham, egg and toast, and custard buns. Food took a little longer than expected to come out but everything was very delicious. Wait staff were all incredibly nice and attentive. Thank you for a wonderful breakfast!Kid-friendliness: High chairs available.
