i was elated to spot this location walking by. I had no idea they've been on this side since July. I was heading to get food & this was perfect, as i hadn't had breakfast yet. I am really thrilled that they opened on the Westside. i love unique small businesses & am glad that they have been a success thus far.The counter girl had a personable & friendly expression. I appreciated that she asked what else i had going on in my day. i could tell she was warm & genuine. Her greeting sets the initial example of how the business is managed.i look forward to trying the iced sticky rice milk tea at my next visit. That caught my eye on the menu.i would suggest that they provide utensils, spoons, forks & knives by the pick up bar. i preferred to use utensils than my fingers for the sticky doughnuts.

Didn't get to try it because they don't open until 10 am. Who knew you couldn't get a donut at 9:15 am on a Saturday morning at a donut shop because they'd be closed. Looks like it's a good place though. Update: I was in the neighborhood later in the day and had a chance to go to pips. Loved it. The Chai was special as were the donuts, and I thought the passion fruit was impressive. Service was top notch. Ambiance was perfect, we enjoyed it. For whatever reason they have those hours, must be for a reason, it's working.

Such a nice feel to this Cafe. It's huge but you can't tell because it's perfectly designed into cozy little areas. The tiny little donuts are adorable and delicious ?. The coffee is very good and only $2.50 for a large! Thank you for the free dozen on my birthday ?

I typically do not eat donuts however these were small and delicious. The bacon ones were my favorite. You get a free dozen on your birthday. Chai flight amazing
I enjoyed the donuts and a Chai here on a rainy Sunday afternoon. The seasonal passion fruit flavor was delicious! They had 5 different types of Chai and you could try them all in a flight.

Please update business hours. Your Beaverton location opens at 10 am not 8 am. Inconvenient for people who drive from a little ways out.

Woohooo pips in the burbs! This place is always packed with people queuing up for crispy mini donuts and out of this world chai lattes. We have only ever gotten to go, but this is a hot spot for families and hipsters alike. Their most popular flavor is probably nutella, but I am a cinnamon sugar purist. They usually have a rotating seasonal flavor, and the last time it was passionfruit jam- swoon! Order at the counter is pretty quick and friendly, and after a quick wait they will call your name out. We always make it a point to stop here!

Went this past Saturday morning to get some donuts. Great location in old town Beaverton. Expect parking to be limited driving in. A fun corner spot they got, looks like they haven't skipped a beat expanding from their original Portland location. Very friendly staff, high quality donuts. My personal favorites are the cinnamon sugar and the bacon maple. Would highly recommend to all!
