I love pips! Their donuts are always hot and fresh and worth the short wait.Parking: Came on a Friday morning at 10 and had no issues parking but I could see when more business are open parking could get difficultKid-friendliness: Kids love donuts!Wheelchair accessibility: Curbs and lots of open spaces

i was elated to spot this location walking by. I had no idea they've been on this side since July. I was heading to get food & this was perfect, as i hadn't had breakfast yet. I am really thrilled that they opened on the Westside. i love unique small businesses & am glad that they have been a success thus far.The counter girl had a personable & friendly expression. Didn't get to try it because they don't open until 10 am. Who knew you couldn't get a donut at 9:15 am on a Saturday morning at a donut shop because they'd be closed. Looks like it's a good place though. Update: I was in the neighborhood later in the day and had a chance to go to pips. Loved it. The Chai was special as were the donuts, and I thought the passion fruit was impressive. Service was top notch. Ambiance was perfect, we enjoyed it.
