“This place is a sleeper hit. Not hidden-hidden, but definitely “you gotta go around the corner and suddenly there it is” tucked away. And once you find it? Worth it.
I ordered the spicy chicken and it instantly took me back to a teriyaki spot I used to hit in Seattle during drill weekends — same kind of flavor, same “oh yeah, this is legit” moment. Honestly, one of the best teriyaki places I’ve had in Vancouver so far.
Parking was easy (always a win), and even before walking in, you could tell it’s popular — steady flow of people coming and going. Inside, there’s plenty of seating, so it works great for a quick bite, a meetup, or just sitting down and actually enjoying your food without feeling rushed.
Staff was friendly, food came out fast, and the menu has more than enough options to keep things interesting. No drama, no long wait, just solid teriyaki done right.
If you like good food without the hype nonsense, KC Teriyaki is absolutely worth the stop.“

“These place is legit. We got the teriyaki chicken and chicken yakisoba. We paid $28 total and the potion is very generous. It’s enough food for 4 people to split. The chicken is well seasoned and charred, the rice is perfectly cooked.my only feedback is the yakisoba noodles is a bit sticky this time. Overall all I highly recommend this place.“

on my most recent visit i got the salmon skin hand roll (10/10) , squid salad (10/10) , seared salmon nigiri (10/10)
the salmon skin is the best ive tried , the roll has a good amount of the salmon skin , also i love that it was separated enough so i could try it on its own , if you've never tried it , i highly reccommened it
squid salad is DELICIOUS, this is the first time trying it and my expectations have been set so high , its so full of flavor , every ingredient compliments its self ! def give it a try !
the seared salmon nigiri literally melted in my mouth , it had a perfect toasty taste , and with a little bit of soy sauce , absolutely incredible !
ive been here a couple of times ( i come alone , it feels safe and no judgement ) , so yummy ! the environment is pleasent , really cute . today i tried the eel and octopus nigiri for the first time , yum , im definitely getting them again ! Asahi beer is also delicious, it has a honey after taste . i also had the sweet potato roll , definitely a must try if you like your sweet potatoes ! the potatoes are fried with a crispy outside and theres a chili sauce , i think , it compliments the dish well :)“

“We always look forward to our dinner at Wagaya Sushi! It’s, hands down, the best sushi in the Vancouver and Portland area. The fish is high quality, always so fresh and well prepared, the crab is real crab and plentiful. Our favorites are the rainbow roll, ocean city roll, tsunami roll.
We continue to be impressed with the value for the quality sushi. Thank you for being our “go to” sushi spot!“

“Don’t listen to the bad reviews. I’ve been going to eat there At least once or twice a month for years. My suggestion is as you go in and eat there. It’s small, but it’s worth it. They are known for their chicken teriyaki and beef teriyaki, which is very good. I don’t know if they’re known for the ribs because I’m not silly enough to Order ribs because I am smart enough to know I need to go to A place that specializes in barbecue ribs. I’m going there for teriyaki chicken and teriyaki beef. They hit that out of the park and bring you a nice large Plate with a good amount of chicken or beef with fresh salad with that really good tasting Asian dressing, and two balls Of rice and a Free egg drop soup which is very good.
All I can say is, don’t listen to the negative reviews. I have never been disappointed there and I always walk out very full and satisfied. Everyone there is intensely nice and no one’s trying to take you a ride for what you pay. I’ve never ordered takeout, but I’m sure the quality of the beef and chicken is still the same, but I can’t address the takeout because I never done that. I like eating in the restaurant because the atmosphere is relaxed even though it is very small.“

“This is our favorite Ichi location in Vancouver. We usually call in a to-go order, which is convenient, and the service is prompt. The portions are worth the price and taste authentic.Pictured below is my favorite, spicy chicken breast teriyaki with onions, red bell peppers, mushrooms, and green onions. The entree is also served with plenty of steamed white rice, a side of teriyaki sauce, and a salad with signature dressing. You can request chili sauce on the side as well. This location is part of the Heritage shopping center, always has parking, and helpful staff.“

“The best bang for your buck when it comes to Japanese food. All you can eat for a decent price. Tons of sushi options (yep! All-you-can-eat sushi), fresh grill-style options, and plenty of other Japanese options, including noodles, rice, gyozas, Kung Pao, beef, chicken skewers, string beans, hot and cold beverages, and of course soups and deserts. Staff are friendly and clear tables quickly to keep the wait time to none most of the time. The noise level is like most restaurants, it depends on how many people are in there. Our go-to for sushi and Japanese. My family loves sushi, but I don't like it and there are still plenty of options for me. Well worth it. You'll love it if you try it.“

“We haven't even left this restaurant yet... I had to jump on here and praise this wonderful lady and her amazing food. Their salad dressing is made in house and their teriyaki chicken is astounding. This is the closest food I've found to Oahu, HI teriyaki!“

“Getting so expensive. 17.37 for a chicken soba with double chicken. I don't go to very often. But I remember when it use to be 2 bucks for double chicken. And now they also charge for a side of hot sauce.Food is good though.Staff can be more friendlier, act like they care at least.“

“I had the Homemade Spicy Chicken. It was excellent. The service was fast. I asked the server what was amazing, and I ordered the first thing she said. She was attentive, knowledgeable, and concerned about our experience. The soup that's there to eat while you wait was fantastic. I don't know what it was, but it was like homemade chicken noodle soup, without the noodles. Our server said it was made with love. I agree. I wish I had taken a picture to show the beautiful presentation, but I had it half eaten before I thought about it.“

“My husband and I visited the "Shinsen" sushi restaurant in October 2024. The reason we post this review much later is we just returned home in London, UK. We were very pleasantly surprised from the moment we entered this nice restaurant. The interior design of the restaurant is made from the heart with attention to detail in the theme of the Far East. Next, the friendly atmosphere is created by the restaurant staff. Restaurant chefs prepare dishes right next to you and you can watch it being prepared. During our visit, we tried many dishes and drinks. I must admit that my husband, who is a very picky person and stingy with praise, found the food very tasty and delicious, giving much praises to the staff. I, however, was enchanted by my Violet Eyes cocktail being served "in the fog". We wish this nice restaurant every success.“

“Definitely a place to visit 🤎 The gyoza were nice, full and juicy. The Spicy Pork and Kung Pao Chicken were savory and the sauce was delicious!! The yakisoba and rice were both fantastic! 😋 While we were dining, Sam, the manager came out to greet us.. very friendly and was very kind and appreciative. Another awesome thing about this place is the excellent service and clean tables!! Reasonable prices as well! The menu has so many options, I look forward to going back and trying other menu items. By far one of the best teriyaki places I have eaten at anywhere. 🤎“

Update: that was 3 years ago and I have been a frequent customer, but when I went there last week I spend $90 and after eating I asked for a take home bag and the big girl said “thats 9cents. I tell her I don’t bring cash. I pay my card. I don’t wanna put nine cents on my card for a bag. Can you just give it to me and she didn’t.
That’s the last time I’m going to eat there.“

“My new favorite Vancouver Sushi quick stop. A well stocked rotisserie filled with premium signature plates which were under $5 each. Miso soup was strong and not watered down. Had my favorite large Kirin Ichiban beer. White ginger was nice to see with very clean wasabi cups. Some sushi houses don't clean up counter space well.... These guys were sparkling clean. Also very nice to hear Asian language spoken the entire time from the staff. They were friendly and respectful. I don't mind waiting for a custom sushi order, but I was starved and eating quickly on a time schedule was far better for me than the burger joint next door. It did cost me $40 for 5 signature plates, a miso bowl and large beer. I left full, slightly buzz with a BERY satisfied flavor of some absolutely delicious fresh sushi. If I had to knitpic, please have napkins available rolled up on the conveyor.

“I think what I like most about Joy Teriyaki is the food and presentation; it’s freshly-prepared and delivered on a plate, not a cheap plastic bowl or container. The dining room is clean without the loud distractions (the tv is muted, and the overhead soundtrack mellow). I was surprised to feel like I “slowed down” to prepare a real cooked meal, rather than handed a bunch of reheated rice and warmed up frozen chicken. The service was polite and prompt, going out of their way to meet the dietary needs of some elderly patrons who joined me in the dining room. If you’re looking for a slower pace with better food and polite service, I think you’ll be as surprised as I was.“

“The costumer service is so nice here. Always clean,always good food. Yes you may have to wait a little when they're busy but they are nice here. I was holding my 2 sushi plates and the chef saw that and was so nice and gave us more sushi but I didn't have to pay for the stuff I dropped“
