“They have greatly improved this IHOP since I last went, the bathroom before was a total disaster and had a broken toilet, it's been renovated since and is very clean. The service is wonderful as always and the food is SO GOOD!! My daughter had the valentines strawberry chocolate pancakes which are new and she loved them.The only negative experience is using the app, I did the pay to go option and paid my bill plus added my tip into the app for our waitress but after seeing the waitresses reaction when I told her I paid on the app, I wonder if the tips in there go to them? I certainly hope so!! I went to the front to make sure the payment went through and everything was OK.“

I arrived first and was seated fairly quickly even though my friends hadn't arrived yet.The service was very good and the employees were friendly and polite. They seemed short-handed, but everyone was hustling and provided great service regardless.I ordered a salad. It was okay. The lettuce was from a bag and wasn't as fresh as I hoped.The others I was with seemed to enjoy their meals. One ordered the Eggs Benedict and she said it was really good. The other ordered an omelet and enjoyed it. I should have ordered the Eggs Benedict. I will definitely order that next time.They serve breakfast all day. I know from experience that their breakfasts are very good.Prices are reasonable.Dietary restrictions: They will adjust items on the menu as requested. “We went here for a weekend brunch. Join waitlist online or else be prepared for longer queue at the cafe.Service was quick and nice. Menu has wide selection of items. We had Triple Fruit French Toast and Veggie Omelette. Both are too good. Quality and quantity is worth the price you pay for. Decent options for vegetarian food. Restaurant is kid friendly and they have exclusive kids menu.Parking is plenty. This cafe is located in MCTC, so no trouble finding parking.“

The food was delicious, with ample options to choose from, and the endless coffee kept us fueled. The friendly staff added to the inviting atmosphere. However, street parking was a bit challenging. Overall, a highly recommended spot for a satisfying breakfast in Seattle.“
“Went here on a busy Sunday afternoon with my partner for some brunch and the both of us were thoroughly impressed! The service was freaking fantastic, our waitress was super personable and fun to chat with. The food tasted amazing. I got the lemon curd crepes and my partner got one of the skillets, both of which tasted great. Our food got to our table in such a timely manner (which was unexpected for a Sunday morning/afternoon!) and we kept ourselves busy snacking on the fresh, warm bread that they courteously serve as well as the coffee cakes which they seem to have on rotation. Anyway, if you’re in the area (Edmonds is lovely) and you’re looking for great breakfast or lunch, this is the place to go :)“
“Great local place to take the family for a Sunday brunch. We had a party of 6 and didn't have to wait more than 15 minutes. Service was good, friendly and efficient. Food was yummy and coffee was good too. “I recently went to the CapHill IHOP and was disappointed with my overall experience. With that in mind, I didn’t think this IHOP would be much better but I was craving some breakfast foods so I gave it a shot. I mean, can’t ask for more from this place. Super friendly staff, quick service, delicious and well put-together food and super clean interior/bathroom. Felt like I was at a local small-town diner rather than a IHOP. Great experience and I’ll be coming here from now on!“
“Comfortable restaurant where the locals seem to. Service was friendly. Portions were large but they split an omelet onto two plates for us. Food was tasty. Try the fresh queezed orange juice! Patty's is small, but we timed it perfectly on a mid-morning Tuesday. Have been back several times, highly recommend.“

“My Mom and I had a fantastic experience. We had a nearby appointment and told the hostess what time we needed to arrive. We made two simple orders, had a reasonable wait and paid our bill quickly. We had a lot of time to spare and we appreciate your help ?!Dietary restrictions: I ate a fruit bowl and sausage. I think the fruit was cantaloupe, honeydew ? melon and grapes ?. “I have to say this place is nice and cozy and slower paced, a bit more peaceful than the Everett location. I do like the food a little better at the Everett so I think it's worth the wait when going there. I was able to get into the restaurant with a knee scooter with ease (Currently working with a broken ankle).“
“Wanted to grab a decent breakfast before heading into work. Found this place on google maps and saw they had gluten free French toast. My friend has gluten allergies so based on that we came here.I am blown away by the food! Everything was not only delicious, the portions were huge for the price! I had the Peter bowl, my friend had the gluten free French toast, and my husband had the banana Nutella crepes.If you are a fan of breakfast and in the area, you are doing yourself a disservice by NOT Coming here!
