And their special fruit teas. This location though is mainly just a order & pick up due to their lack of seating area with only like 3 little tables. But at the same time, this location has tons of parks surrounded in the area. There is a small little park on the left (when leaving the establishment), and a park down the block across the street.Of all the Bubble Teas, I actually choose Yi Fang over the rest of the AMOUNT of choices we have. I mainly like Yi Fang for their fruit teas, and nothing else usually. Their pineapple bits are what I crave for at the bottom of each cup. “This is my new favourite bubble tea spot, and I've been to plenty. Most chain stores don't provide this level of customer service, and I find most drinks too sweet. Teaspoon's tea is the best I've ever had - not too sweet (but plenty of flavour) and doesn't give me a caffeine headache. “I was introduced to this place by my relatives and I can say I was really impressed. We ordered tomato soup, avocado toast, Wednesday special BLT and veggie bibibop. All dish had fresh ingredients, yummy flavour and no flavours were an overkill. The staff were very friendly and checked in with us a couple times to see how we were doing. Overall, it’s a place where I can comfortably bring anyone for a nice brunch / lunch and have a good warm meal. Highly recommend giving this place a try.“

Seems like an honest mistake (with the weather today I figured they were super busy and it was just a miscommunication) and when I mentioned the order made over the phone, the girl at the counter (who was not the one who took the order) was very kind and apologized for the error and offered to make me a new slushie per the the original order. The matcha one is not as good though, so definitely stick with the pearl one. “We came by on a Sunday and we were pleasantly surprised with the assortment of teas and bubble waffle choices. I don’t frequent many bubble tea shops and it was my first time having a bubble waffle. It was the perfect crispy light snack that hit the spot. I ordered the mango milk tea with 30% sugar with little ice. I assume all bubble tea shops give you a choice of sugar and ice levels. The one employee was very helpful in explaining the choices to us. This tea shop appears to be a very popular shop for takeout as well. He was very apologetic to a customer who came in to pick up an order that wasn’t quite ready. As we were leaving, the shop became very busy. Kudos to the lone employee working here!“
