I strongly recommend the chasiu, the singapore noodles and the cocktails.My main complaint is the service was a bit slow - it took over an hour to get all dishes, but they came out bit by bit. “It would take a minute to figure out the menu. If you are looking for fast food dimsum, this is as good as it gets. I would recommend the siu Mai, stay away from the hagao. I'm pretty sure I'll return, and will post an update once I've tried the other stuff on the menu.“
“Came here from the amazingly high google reviews and this place did not disappoint. Had their Xiao Lun Bao and Beef noodle soup. On the corner of the kitchen there's a little old lady making the baos by hand. Each were amazingly done and food came super quick after ordering. It is cash only so be prepared. Really good authentic food. Will definitely return.Parking: Parking is horrible in the parking lot. I parked on School ave near safeway and there were ample free parking. No time limit.“
“Came here for lunch takeout and got the egg tart and steamed pork bun. Both items were very delicious. The smells in the front of the store coming from the bakery were amazing. Those were legit excellent and 5-stars on their own. Lotus leaf was above average with more meat than you normally get. “If you are craving for dim sum but hate the crowd, you must check out 852 Kitchen.The tastes were definitely authentic and portion sizes were generous. The black truffle siu mai and shrimp dumplings had plenty of filling and were seasoned wonderfully. The HK style beef balls were bouncy and velvety smooth on the palate and the accompanying water chestnuts and cilantro accenting the meatiness to another level.We also had a great time baking the pineapple buns. From proofing to baking, it was exhilarating to watch the dough rise and their instructions were super easy to follow. Definitely the perfect breakfast item.“

Fish cake and shrimp was fresh, veggies were fresh, and the meats were good quality served on a plate of ice.Broth was a bit disappointing. Both the white pepper and the Szechuan broth had no flavour to soak the meat, could have used more salt or richness. Tom yum broth was great however. And there’s also sauce provided to dip your meat.Service was decent, and you can get ice cream to end your meal on a sweet note.“

“For years relied on an upscale dim sum place with a location in Richmond and one on Main St., but had an unpleasant experience post pandemic. Have tried a couple of other places with mixed results and ended up here on Sunday. It did not disappoint - authentic, reasonably priced and delicious with some of the best service ever for a dim sum place. Sizeable menu, some items only after 11 am, large portions. Most the "usual" suspects on offer with a couple of fun twists per below. The individual portions of siu mai, hat gow etc were larger than most places and in addition, there was often one or two more pieces than one would normally have in an order. Xo sauce chunky but on point and reasonable cost, no charge for tea. Free parking out back if driving. One day I will figure out how to order Worcestershire in my bad mandarin and not get ketchup... Will be returning for sure“

“We have had dim sum and regular dinners here a few times and now it’s almost the end of King Crab KC season BUT a few other restaurants we called first could not positively confirm the availability so we decided to come back to Lee Garden BBY who guaranteed they still had abundant supplies. So a day before we ordered over the phone the KC set dinner for 4 ( for the three of us)Although we have been here a few times, we didn’t know any of the staff but we were still greeted by a very welcoming manager Wallace, who showed us our crab and I took a photo to compare when it returned on dish (heard too many scams in some other restaurants which swap crabs)…. It was TGIF and there were groups of happy customers and almost every table was enjoying their KC dinners!!All the 5 dishes and the soup included in the set were very tasty and in big portion….in fact we took home the last two fish dishes and the fried rice….they lasted for another two meals….)Our favorite was the garlic KC, but the salt & pepper KC was also very yummy. All through the dinner, another manager Roy and his team continued to provide very friendly service.Our wonderful Friday evening concluded with the desserts provided and the overall bill included tips and everything (no alcohol) was a bit over $600. “SHHHH! This is my secret little frozen dim sum place. The good thing is that it is quite inexpensive as well, and the dim sum is actually pretty good in size too! It is a mom & pop shop, with small operations. They keep the lights dark because only the owner is in the back making the little dim sum.I usually come here early enough to get their new batch each morning as they do run out of stock during the evening, and they only created a very limited amount of them. On top of that, comparing their pricing to T&T, this is a lot cheaper.You might find me here from time to time to pick up some dim sum along the way to get some groceries or coming back from grocery shopping. “Discovered this place when I first moved to North Van a few years ago, over a number of visits - it’s quickly become my favourite in the lower mainland. The food is delicious, the service quick and the restaurant is well kept and tidy. By far the best part though is the service. The owners and staff are incredibly attentive and friendly - despite going irregularly, I am always recognized and my order is remembered - which is truly impressive given how busy they are. It’s really a rarity to receive such great service in a restaurant these days. I highly recommend this restaurant!“
